The last 12 months have seen value corrections across the whole property spectrum. Uncertainty and a lack of confidence now characterise the property market. The changes and events we have seen have in some cases been unprecedented.
Nevertheless there are hot spots such as Newcastle’s city centre office market, Eldon Square and port related distribution development. Investments in infrastructure release potential and the New Tyne Crossing will relieve congestion across Tyneside and improve access to locations north and south of the river. There will be opportunities arising from this volatile period but the need for good professional advice has perhaps never been greater.

This stress has reduced occupier demand, illustrated by a rise in the number of days that empty space has been on the market. Over the last 12 months this rose by nearly 50% (to 511 days), with Manchester seeing a 56% rise (to 644 days).
