Food stores receive much corporate and trading coverage but the property market has been poorly covered up until now. This first research paper on the UK food store property market attempts to put this right.

In the 18 months that have passed since our last survey in 2008, the UK has experienced its worst recession since World War II, with the economy eventually emerging from recessionary status in the final quarter of 2009. Our survey was conducted in February 2010, the same month as the publication of the revised figures reporting the first confirmed signs of economic growth since Q1 2008.

Since our first survey in Summer 2007, the backdrop has changed significantly. The investment boom has turned to bust and the outlook for the economy and occupier demand is markedly weaker. Energy Performance Certificates have been introduced for buildings new to the market, and sustainability has moved further up the corporate agenda for both investors and occupiers.

In June 2007, GVA Grimley conducted a questionnaire survey of the UK’s leading institutions and investors on their attitudes to sustainable investment. We have analysed the results from the sample as a whole, and also from only the largest investors (the top 15% of respondents by investor size). The report starts with a summary of the results, and what we believe the implications will be. This is followed by the detailed results of the questionnaire.

There are tentative signs that the housing market has reached the trough of the downturn; both market activity and house prices are fluctuating on a month by month basis around these low levels.

The development industry is going through a period of substantial change. Many in the public and private sectors are focussed on shortterm survival. However, it is also important that they focus on what sort of world they will find themselves in after the present crisis is over.
This report is an attempt to provide an outline of the possible scenarios that may emerge after this current period of creative destruction, and to suggest what policies should be put in place to ensure that communities and homes can be built that better meet Britain’s needs.
